How does the rise in mortgage rates affect YOUR purchasing power?

Are you contemplating purchasing a home?  A lot of buyers make the mistake of only looking at the sale price of a property when deciding to buy a home or vacation home.   In reality, the timing of the purchase  could be even more important.  If you have been on the fence, the time to purchase may be now.   

Consider this……

For each percentage the Federal Reserve raises interest rates, it decreases a buyer’s purchasing power by 9 to 11% (depending on loan amount) – and the Fed’s have given every indication that rates will be going up!  The interest rate you pay on a home  affects you monthly over the life of the loan.

BOTTOM LINE… NOW is the time to pull the trigger!

There are lots of steps that go into purchasing a home.

The first step is finding a lender that you are comfortable with and going through the process to determine what your maximum approval amount is for a purchase price.  Buyers should take the time to “shop around” to insure you get the best rate and compare all other costs and fees associated with the loan.  The industry standard of borrowing for a home is no more than 28% of gross income and that’s assuming all debt services are under 36%.  A buyer can help reduce his/her costs by putting 20% down on a property which will eliminate private mortgage insurance.  PMI is insurance that protects the lender from non-payment.

Purchasing Power

A buyer’s pre-approval amount doesn’t necessarily mean that’s what you want to spend on a property. 

You need to consider your lifestyle and your comfort level.  Does the home you are purchasing need renovations?  Do you have college education ahead?  Do you enjoy vacationing with family?  When you purchase this home are you wanting all new furniture?  Are you planning for retirement?   Where is your comfort level with the loan amount?  As a real estate agent here in Branson MO, I know lots of new home owners want to purchase a boat and additional lake toys.  These questions need to be answered prior to finalizing your maximum loan amount.

Get Yourself A Buyer’s Advocate

It’s also key that you get a buyer’s advocate: a real estate professional who has knowledge of the area in which you are purchasing.  You want someone who will help you navigate the buying process.  They should be able to bring not just knowledge of the area, but listen to what your desires are for your new home and then be able to comb the inventory and produce homes that fit your criteria.

They need to be able to help you understand nuances of the area, for example: septic systems; wells; homeowners and condo association dues; boat slips, HOA’s, COA’s, state and county laws that might affect you.

The agent should have an extensive vendor list to help you during and after purchase; inspectors, roofers, handymen, plumbers, movers, gas companies, electric companies, churches and so much more.  This will help ease the buyer’s transition into a new community.

So choose wisely, interview, make sure your communication styles fit.  You will be spending a lot of time with your agent and you need to trust them to work on your behalf.

A Night to remember with Neighbors & Friends of Table Rock Lake

As always Villa Vista opened it’s doors to another amazing concert with Delyla & Roy Roger Jr, two of Dusty’s High Riders- Tommy Nallie, John Fullerton and Don Saylor. We were surrounded by over a hundred of our friends from around the area, to here wonderful stories told by Dusty about his family and his father and the amazing history of Cowboy music and the life they lead out on the range. There were times I actually could feel myself sitting by a campfire with crickets churping and a trusty cowboy pulling out his guitar and singing under the stars…. Truly a historic night with old songs Call of the Wild, Cimarron, Roll on, Timber Trail and many more and suprises such as Desperado & By the Time I get to Phoenix from the modern cowboy era.

Delyla as always amazed us with her voice and her command of the piano.

Her ability to cross so many different styles of music with ease is a testimate to her musical talent. Don Saylor amazed us with his abilities on the accordion. The evening ended with a tribute song to Roy Rogers (truly a special individual, who taught us so much through song and movies) and off course the evening could not end with out the audience and musicians sing Happy Trails.

Thank you to all those who worked so hard to pull off another amazing event for such a great organization.

Are you looking for a organization that’s purpose is to encourage friendship between participants by having monthly luncheons with speakers from our community and interest groups for people to get involved with from nature groups to wine clubs, there is something for everyone.  As an non-profit organization we have a passion for our community and we focus  on assisting charitable and humanitarian projects within the Table Rock Lake Area.

We do several projects to raise money for charitable organizations, we are fortunate to have Delyla Uebel in conjunction with Roy Roger Jr,two of Dusty’s High Riders, Tommy Nallie & John Fullerton presenting a Western Concert at Villa Vista.  It should be a beautiful evening and has already sold out!

Sip & Bid is another event held on Sat., 10/25/14 at StoneBridge Village from 3:30-6:30 where we will have a live & silent auction of wonderful items donated by the community, Hors d’oeuvres, music and much more! Tickets are on sale and can be bought at the Kimberling City Library or at monthly meeting.  This is a wonderful opportunity to mingle, make new friends and help raise money for great organizations in the community.

 

Finally we have our Christmas Tour of Homes, this is our 14th year and every year it gets better and better!  There will be four fabulous homes all dressed up for the Holidays.  You won’t want to miss this Christmas experience..  Mark your calendars for December 5 & 6 from 9:30-4pm and tickets are only $15.  There will be a hospitality room set up at the Kimberling Area Library as well where we will have gifts & glitz galleria of featured local craftsman as well as baked goods. Just recently Table Rock Lake was ranked one of the Top Ten Lakes for families in the United States. As a real estate agent who lives here, I am fortunate enough to experience it every day. When looking for real estate clients are always talking about “getting the best view” and that is really important. (I know because after a long hard day at work, I wonder on to the back deck and watch the sunset, while other people are glued to a TV.) Equally important for clients who are considering this as their home, is all the lake opportunities.

Another spectacular weekend on the lake, we had wonderful weather 80 degrees, with some quick rain showers that brought beautiful scenery. Table Rock Lake being a CORE lake keeps it’s natural beauty. The Ozark Mountains are all around you with native wildlife and don’t be surprised to see blue heron’s flying over head, foxes playing on the shore line or deer peaking out of the woods.

There is lot’s to do here for both family & friends.

We have some of the greatest fishing around with large mouth, small mouth and Kentucky bass, catfish, crappie, walleye, perch and kids favorite blue gill. There is definitely something for everyone and they were out in force this weekend. You can find fishing tournaments almost every weekend for those who like to compete.

This is a great lake for boating, whether your tubing, skiing, wake boarding, house boats or just hanging out on the pontoon or tying up with friends. Your options are endless.

Celebrating Music of the Masters

As the sun was going down over Table Rock Lake last night, friends and family were being welcomed at the home of Rick & Delyla Uebel.

The majestic home is an architectural masterpiece, as you walk through the front door you are greeted by soaring ceilings, amazing views and two stunning concert pianos.  Setting the stage for what would be an extraordinary evening.

 

What a wonderful opportunity to loose yourself in music from Bach, Burns, Chopin, Joplin, Gershwin and many more played and sung by Delyla Uebel, Donn Saylyer and Phyllis Pasley.  Each of these artist have performed around the country and across the world.  What a blessing to have two of them reside here in our midst.  Their talents goes beyond words and their passion for their craft was evident.  These accomplished musicians truly inspired my love of music and gave me an special gift that will be cherished.

We traveled through time musically from PreLude #1, La Habanera from “Carmen”, The Entertainer and much much more. They told us wonderful stories about the composers and how each piece was born.  Each musical number took you to the time period, from romance to blues, to the tribute of American Trilogy the notes and song came alive and was nothing short of amazing.

The night ended with all guests singing together with one voice.  This night was perfect and many thanks go out to all who worked so hard to make it happen.  I am fortunate to live in a community and be a part of an organization like Neighbors and Friends.

Neighbors and Friends was started with the goal of “welcoming” new women into our community giving women the opportunity to explore their passions; from gardening, food, wine & games.  The group also saw the need to give back to the community in service and tonight’s concert proceeds will be used to fund local programs.  (We also have other fund raising events such as the Christmas Home Tour and Sip & Bid)

Sight and Sound Theatre- Jonah Opening Night

As a real estate professional here in the Branson area, people ask me all the time, “Why do you live here?”  I have lots of answers for that, but one of many is the wonderful productions and family experiences we have available here in the area.

Last night, I had the pleasure of attending “opening night” at the Sight and Sound Theatre in Branson for their new show Jonah.  Nothing short of amazing.  Who wouldn’t want to see a show where a man spends three days in the belly of a fish? (by the way we LOVE our fishing down here, but that’s a whole other blog)  The Bible Story was truly brought to life with extraordinary sets, costumes, live animals and the music…. spectacular.  It truly moved me to tears.  Thanks to all the cast, director, producers, writers, artists etc. for an magical evening.  If you want additional information about the show or tickets here is the link:
