Typically any updates that you do in a kitchen you will get upwards of 80% return on investment and kitchen & bathrooms sell homes.  But keep it simple, add a back splash, fixtures or counter tops, or paint tired cabinets and stay  neutral.  You can get lots of great tips and classes at your nearest home improvement store or search the internet for “ideas” on sites like Pinterest or Houzz.  By freshening up these rooms your homes “web presence” will be stronger and higher probability of follow through to get the potential buyer through the door.

Paint & touch-ups:

Fresh coat of a neutral paint brightens the room & gives it a fresh look.  It’s easy, just stop at your nearest home improvement store & ask for some quick tips and go to work.  If you can’t commit to painting full throttle, tackle the baseboards, trim or doors that look worn. (Taupe w/ white trim is always crisp & pops)

Plumbing problems:

Leaks lead to structural repairs that can be expensive down the road and they will come up on an inspection report and this includes slow drains or septic systems and wells.  So just take care of it.

Tired Hardware, Fixtures & finishes:

From hinges, pulls, hinges & light fixtures.  These are relatively inexpensive to fix and make a tremendous difference in showing the property.  If you are an avid DYI you can save some money by using spray paint to update fixtures & hardware.  If you have crack, chips or nicks in flooring, these are very visual to homeowners & can be their first red flag of neglect to the home.

Simple landscaping that welcomes guests

Landscaping:

Your front yard is the first impression to a buyer.  Make it memorable.  Tidy up the yard, plant warm inviting flowers and shrubs. The front entry  and patio areas, it helps draw your potential buyers in and  set the stage for a great home shopping experience.

First Time Home Buyer Tips

Are you preparing to buy your first home?  Are you confused on how to get started or where to turn for help?  How to prepare, or who to trust?  Let’s start with four easy tips to prepare you as you head down the path of homeownership.

1.  Get a Licensed Real Estate Pro.  Find an agent who will advocate for you, someone who knows the area in which your searching and communicates effectively with you.  The great thing is this professional is paid in full by the seller…AWESOME.

2.  When buying always keep in mind SELLING.  The FHA statistics show the average homeowner moves within three to five years.  So the strengths & weakness that you see in a potential home, will also come up when selling.  Things like: is it a quiet neighborhood, close to schools, the lake or does the home have a steep driveway or close to a busy street.  Always keep in mind SELLING when buying.

3.  Get QUALIFIED.  Find a Mortgage Lender who you are comfortable with, but shop around for the best rate & fees.  It’s also important that you refrain from buying big ticket items during this time frame & don’t open additional credit cards.  Finally save for your down payment & earnest money, so you are ready to go when your “dream home” is found.

4.  Take the time to make your “must have list” together for this dream home.  Is it a ranch or two story, is it 3 or 4 bedrooms, how much land do you need, is certain rooms key to your purchase.  When this list is developed take the time to talk it through with your agent, so you use your time efficiently and find your dream home quickly.
