Why living in the Branson area Makes Sense

OLYMPUS DIGITAL CAMERAAs a real estate agent in the Branson MO area, clients ask me all the time, “What do you like most about living here?”

It’s pretty simple: great community, unlimited activities, & easy access.

I’ve lived in many great communities across Missouri (and Texas) and I’ve loved them all, but when it came time for my husband and I to make a lifestyle change we toured from coast to coast. We saw many wonderful places, but nothing that compared to Table Rock Lake.  We attended college in the area, have owned property here for years, and spent the last thirty years traveling here to visit family.  As a family, we’ve made a lot of great memories in the area. From attending shows in Branson, racing go carts, ‘therapy’ shopping (I’ll admit it), utilizing all the amazing parks in the area, and best yet: LAKE TIME! From catching ‘the first fish’, learning to water ski, and even cliff jumping together, we’ve been able to do it all as a family. After a year of research and many trips to potential ‘landing’ spots, it just made sense to make Table Rock Lake our new home. Whether you are a family with young children, or you are dreaming of a retirement home or vacation home, this community has something for all ages and phases of life. Its no wonder USA Today recently ranked this area as one of the Top 5 unknown places to retire to.

COMMUNITY:

I have never lived in a community where people cared so much for their neighbors.  We have a lot of wonderful churches and hard working people with mid-western values who help each other in hard times because they take the time to know their neighbors. We also have the advantage of great healthcare for our community. Both Mercy Hospital & Cox Medical Centers are expanding their services here and if that isn’t enough, Springfield is less than thirty minutes from our door step. Also, our property taxes are relatively low: typically taxes run around $1,000 per year on 120K home and the median home price is 200K, making it very affordable to live here. There has been tremendous strides in infra-structure updates over the last 10 years with road improvements on both sides of the lake to help with increasing traffic congestion. There are a lot of great volunteer organizations to get involved in and make a difference in this community. Do you like four seasons? We have it and we generally have mild winter weather. We do get snow, but it doesn’t usually stick around for long. The summer heat shows up in July & August, but that’s why we have the lake!

ACTIVITIES:

Truly endless possibilities await residents who live here when it comes to activities. We have all the traditional things that Branson is known for: shopping, shows, dining, and amusement parks. Your options are endless and it will take you awhile to work your way through all those activities. We also have great State Parks, campgrounds, hiking trails, boating, golfing, scuba diving, adventure ziplines, biking trails, fitness centers and more. Your days can and should be filled with exciting and fun activities of all shapes and sizes. We have tremendous golf courses all throughout the Branson area (Branson Golf).

I’d like to share some of my experiences here on Table Rock Lake. I love taking the nature trail at Dogwood Canyon Nature Park, it’s about 3 miles in and out. You are surrounded by beautiful waterfalls, cliffs, bridges, and it can be walked, biked, or ride the tram. Amazing pictures can be taken all along the way (Read my blog on this park at Dogwood Canyon Nature Park ). Another great activity, is when my husband takes me “fishing” (see Running with the White Bass). There is nothing better than a little R&R on Table Rock Lake.  How could you not want to live in the Ozark Mountains?

I happen to be of the Baby Boomer generation and a recent survey shows that the most popular activities for ‘boomers’ include travel & family activities. We love living in the Midwest where we are centrally located and “drivable” to almost any area of the USA. If driving isn’t your thing, we also have the Branson Airport with several major carriers including Southwest Airlines & Frontier Airlines.

Branson MO offers you lots of options for entertaining your guest, such as; Silver Dollar City, Shepard of the Hills, Table Rock Dam, Shepard of the Hills Fish Hatchery, Branson Landing, Branson Tanger Mall, Branson Theatres and much, much more…

Simple steps to making a budget

Image

Get your spending under control, so you can live

the life you deserve.

  • Budgets are necessary.  In today’s world with credit cards & ATM’s at every corner and American’s desire to “have it all”.  The only practical solution is to set boundaries on your own spending.  And then STICK to them.
  • A general budget includes three components; 1.  Identify current spending, 2.  Evaluate spending & set long & short term goals.  (Ex.  Short Term-  Family Vacation, Long Term: Retirement planning)
  • Keep it simple- buy some software to make the process easy.  Lots of great software programs available and they are worth the investment and will pay dividends because they will effectively track your success or failures.  A couple of examples are: Quicken & Microsoft Money
  • Watch for the “leakage”.  The impulse ATM withdrawal or the cash back at the grocery store cause havoc on the budget.
  • Living like a rock star on a waiter’s salary is dangerous & unhealthy.  Government statistics show that many households making under 50K or less are spending more than they are bringing in.  What starts as “a little leakage” over years could turn into full-blown bankruptcy if it’s not reined in.
  • Don’t count on winning the lottery or a long-lost relative leaving you an inheritance.  The probability of winning the lottery are 1 in 175,223,510.00.  This also includes company bonuses that fluctuate.  Set your budget on your salary and feel blessed if there is additional dollars that come in.
  • Don’t hide “want to have’s” in your necessities of life budget.  Clothing is a necessity, but Tommy, Nike, Christian Dior etc isn’t, and shoes are a necessity but 10 pairs are not.  Make it a goal to simplify your budget, less is best is a great motto for your closet.
  • False High-  Promotions, Raises and Investment successes are great.  But it’s not a green light to go spend, first take a look at inflation and realize the high & lows of investments.  This is a perfect time to increase your saving, because your budgeting is fueling your success.
  • Pay yourself forward.  Set aside 10% of your budget for “Big ticket items”.  By sticking to your budget and having this category, you reward yourself for good behavior.
  • Charitable Giving category  It’s easy to see this evaporate away, but if you stick to a goal here, I truly believe it comes back to you 10 fold.  Find an organization, church, or cause that you are passionate and get involved not just with money but time.
  • Do you desire a home?  Put a team together of professionals to work with you and for you to attain that goal.  (Ex.- Real estate, mortgage, accountant etc.  A home is one of the most expensive items you will ever buy, form a relationship early and gain insight on their knowledge.

Great Deli in the Heart of Kimberling City- Leona’s Deli

Amazing Deli in the Branson Mo area- Leona’s Deli

Image
Great food good people

Are you looking for great food and great people?  Tucked away not to far from Branson in the heart of Reeds Spring, MO.  Are you hungry?  From a fresh spinach salad, Gyro’s, Philly Sandwiches to the staple Deli sandwich, Leona and her crew make it with love and fresh ingredients.

When you ask Leona what’s her favorite entree, like a lot of her customers she has to pick the Rueben.  She has been in business for eight years and got her start by “packing sandwiches” to take to the race track on weekends.  People at the track kept telling her how great her sandwiches were and she took her love of food and turned it in to a thriving business.

I love to open the front door, because I’m always warmly greeted warmly by the staff and wonderful aromas.  When asked what’s the one thing she wants customers to know, she said every customer deserves high quality food and a friendly, warm and inviting experience that will make them want to come back.  Don’t miss out on a Great meal, meet me at Leona’s Deli.  Her website is: http://leonas.bransonwest.com/blog/
